How do you know your patio is ready to become a room?
Patio sits empty most days
You put furniture out there and it mostly just sits, because by midmorning the sun, the wind or the dust sends everyone back inside. That usually means the space is fine and only needs walls, and every season you wait is another one where it goes unused and the cushions fade.
Dust and grit everywhere
You sweep the patio and the grit is back by the next windy afternoon, and it tracks straight into the house. An open cover blocks sun but not blowing dirt, so the longer it goes, the more it wears on your furniture, your screens and the sliding door track.
Water at the house wall
After a hard rain you see water sitting against the house or staining the wall under the patio cover. That usually means the slab or the cover isn't sending water away, which we'd fix before enclosing it anyway, and left alone it keeps soaking the wall where the patio meets the house.
What does it take to turn a patio into a sunroom?
A patio-to-sunroom conversion in Oak Hills encloses the patio you already have so it becomes a room attached to your house, out of the wind, the dust and the midday sun. You can leave it unheated as sheltered space or heat and cool it for everyday living, and that one choice shapes the rest of the job.
Most patios out here get used early in the morning and not much after, because the High Desert sun and wind run people back inside. If all you want is shade, a patio cover may be enough, but if you want a room, the price mostly turns on its size, whether the slab and the cover can carry walls and a roof, and whether you'll heat and cool it. The schedule turns on those same things plus the permit and inspections, and your own figure comes from the estimate, which spells out what's in it.
Details to note before an estimate
- Rough size of the patio
- Whether you'd heat or cool the room
- Condition of the patio cover
- Cracks or low spots in the slab
- How you plan to use the room
How we handle a patio-to-sunroom conversion
I start by checking the slab, the patio cover and the house wall, because the new room sits on the slab, may build off the cover and has to seal tight against the wall. Then we settle how you'll use the room, and if you want to heat and cool it and live in it like the rest of the house, I tell you right then that the job can grow past new walls and windows, not halfway through. Once the plan is set, our installers frame the walls, set the windows and doors, and seal every seam where the room meets the house so rain runs off and away instead of in. I check in along the way, and you end up with a sealed room that drains right and is easy to look after.
Not every project starts from a concrete slab. If your outdoor space is a raised wood deck, a deck-to-sunroom conversion starts from a different base and different checks underneath. If you already know you want a room you'll heat and cool and use year round, take a look at our all season rooms, which are planned for that from the start.
Other ways to get more out of your outdoor space
Deck-to-sunroom conversion
Have a raised deck instead of a patio slab? Start here, because the framing under the deck has to be checked before it can carry a room.
All season rooms
For a room you'll keep comfortable in July and January alike, with the walls and windows chosen for heating and cooling from day one.
What happens after you call about your patio?
Call or send us a request
Call (760) 490-0317 or use the form, and we'll get back to you to set a time for me to come out. If you can, have the patio's rough size handy.
I come out and measure
I measure the patio, look at the slab, the cover and the house wall, and answer your questions as many times as it takes. Then I write up an estimate that spells out what's in the price, so you know exactly what you're paying for before we start.
We handle permits and build
Once you say yes, we line up the permit and the materials, and our installers build the room with me checking in along the way. We set up the inspections for you at the stages where they belong.
Walk the finished room together
When the room is done, we walk it with you, check the doors and the seals, and show you how to keep it clean and draining. I read the plan back one more time so nothing we agreed on gets missed.
Questions before you book a patio conversion
What does a sunroom cost per square foot near Oak Hills?
A sunroom in the San Bernardino area usually costs about $100 to $190 per square foot. That's the going rate around here, not our price, and larger rooms that need a foundation and heating and air conditioning sit at the higher end. Some price guides leave out insulation, extending heating or cooling, plumbing and permits, so ask every bidder what their number includes.
Is a three season or four season room right for my patio?
If you want to heat and cool the room, you want a four season room, and if you don't, a three season room or enclosed patio usually fits. Four season rooms generally have all weather windows and are heated and cooled, while three season rooms generally aren't and use uninsulated windows or screens. If you're on the fence, I'd settle it now, because one cost guide notes that insulated windows and insulation in the walls, floor and roof are much easier to put in during the build and can often cost more to add later.
Does heating or cooling the room change how it's treated?
Yes, California's energy guidance lists enclosing and heating or cooling an existing patio as an addition, so a room you'll condition gets planned as added living space from the start. Laguna Hills, another California city, says a conversion to living space may need foundation, roof framing, electrical and fire life safety upgrades. That's how a lived-in room can end up costing more than walls and windows.
Who issues building permits for Oak Hills projects?
San Bernardino County Building and Safety reviews plans, issues permits and inspects the work through final inspection, and you can reach it at 909.387.8311. Oak Hills takes in properties in both incorporated and unincorporated areas, so the first step is learning which one your lot is in, and we check that for your address and pull the permit when the job needs one. While you're looking up your lot, the State Fire Marshal's map lets you enter your address to see whether it sits in a Fire Hazard Severity Zone.
How do I know a sunroom contractor is licensed in California?
Ask for their license, because in California the Contractors State License Board issues them, and anyone contracting for work worth $1,000 or more in labor and materials combined must hold a current, valid one. A sunroom can mix framing, glass and electrical work, so also ask which license covers every trade in your job. We're licensed and insured.
How long does a patio-to-sunroom conversion take?
Longer than the build itself, because one sunroom company's guide says to expect time between the concrete work, the carpentry, and the electrical and building inspections. A simple unheated enclosure on a sound slab usually moves faster than a lived-in room that needs foundation or electrical work. When I come out, I'll tell you which of those stages your job has, and if I don't know something yet, I'll say so and find out.
